@Benjamin Hurwitz would it be easier to go to a different bank to get a separate rehab loan.

Example- Bank A gives you the loan to buy the house

Bank B gives you the loan for the rehab.

Get the house rented asap, refinance, and pay bank B back for the rehab costs, use whats left of the rehab to repeat?

Or would that cancel out a 1031?

@David Stone loce the idea but i highly doubt she would go for that....maybe split in the profits might convince her.

How should i invest 10k? Buy and flip, Brrr method? I have been listen ling to BP for a couple months now. I love the podcasts and thank everyone of you coming out with your stories and advice! Extremely interest in Real Estate and would love to eventually leave my job. Main goals is passive income (cash flow) and long term wealth. Any advice would be greatly appreciated!
