 If you don't want to bring up the facebook, just say a neighbour you're friendly with mentioned seeing her with a puppy several times.

 I see your point there, but i would rather just keep the conflict between myself and the tenant and not start a whole new conflict with an innocent party.

There is no reason to be dishonest. This is business. Be straight forward!

@Sierra Fox yes absolutely call her out! Shes trying to pull a fast one on you. In my book that is not a great tenant. She is breaking the rules plain and simple. You are not her friend. You are her landlord! It is your job as much as hers to follow the rules. Go over the lease again, the pet Addendum.Then ask her if she has a puppy on your property. Its not trapping her. Its a straight forward question. You have the right to see what kind of person she is. If she will be honest about it or not. You let one thing slide, that behavior only gets worse. After that, provide your proof from pictures, provide the agreements, and tell her the options she has. A) she can have a puppy, just not a restricted breed B) move out on her own terms C) Give her notice and explain the evictions process.

@Sierra Fox be very careful there. Follow the pet Addendum to the T. By letting her keep a breed restricted dog on your property, you will have to do that for other tenants. You can open yourself up to a Discrimination law suit because you let 1 tenant go outside the agreement but made other tenants follow the agreement. Brandon and David have said this many times on the podcasts. She may be a great tenant but, great tenants can still get you into trouble through others tenants.

All lease agreements and pet Addendums need to be followed by YOU and the Tenant!!! It is there to protect you , your property and the tenant. Please do not put yourself in that position for any reason or anyone! You are not doing anyone a favor. No going back and forth on pets. Either allow them or not! If you decide to allow them, go back through the pet Addendum again, and go over which breeds are acceptable. I love pitbulls, but if they arent allowed, then she has to get a different puppy!

Again please dont put yourself in a Discrimination law suit. Every tenant needs to have the same policies, agreements ect. They protect you!

Just did a quick google search. Depends on where that property is in the probate process. If your neighbor had a will or not.

I definitely start contacting Agents and the Probate Court asap. You will get the answers your looking for there.

Your best bet is to learn everything about that property and make moves now. Dont wait for somone on here to tell you the answers.

The probate Courts should be able to give you the answers you need.

As for a deal. Its certainly possible. Just depends on the property. How much repairs it needs ect.

If the state takes it, they will want the best deal possible for them.

If family takes ownership of it through a WILL, you might get a deal because they dont want the hassle of the legal process, paying for repairs, selling it ect.

Again, do the research! You dont know until you take action! Good luck! Hope it goes your way.

@Toria Posey i would contact local Real Estate Agents, they can help do some of the search for next of ki if any.

Also search at you local Probate Court. If there is no family to take ownership, that State will take over and is goes through the Probate Court.
