Just sent the info over to my family friend Agent to get more info on the area and market.

House is listed for 39k.

House is in bad shape, so buying lower is definitely a must.

2 bedroom 1 bath. 872 sq on a 5,000 sq foot lot. Storage shed.

No experience, from what i can see, full gut and rehab.

After i get more info from my Agent i will see avout a contractor looking at the property and getting rehab estimates.

Already using BP contractor tool!

Will need a full investor to buy the house and cover costs.

I can handle all the work to get it done. As much as i can offer. If there something i can do, just let me know. We can work something out if the deal is right!

@Brent Shields thats great advice thank you! Well put! Basicaly, i can look over the property, so what needs to be fixed, talk them down to 70 or 75, and i pocket the 5 or 10%?

@Joshua Howaniec ive already bought like 60 books from a second hand store and listen to the BP podcasts all the time. Plus, i upgrade to pro so i could mess around with the BP Brrr calculator. Thanks for the tip

@Mindy Gratt all i need is 20k. All like the guy above send earlier. Find a partner. There are way i know of to make a deal. Just have to find and deal worth it. For loans that are not occupied by owner, the bank from what i hear will only fork over 80%.

Can someone explain how to go about a first time Wholesale deal? I dont have the money for a deal yet. Exploring my options.
