What market can I see any return with 70k down I look in a lot of places and hardly see any deals where would you guys recommend to invest with that amount down? Looking to get my first rental

Saw someone saying they invest in Bali, Indonesia and made me wonder where people buy out of the country and how the process is like.

Sure it is. Not in every city in the US, but more than enough. If you haven't found the right deal yet, you need to expand your search area, and/or look for more distressed properties. Plenty out there...Where are you looking?

Hey Bruce, i'm looking in the college station texas area.

Hey bp fam, I'm getting discouraged when I look and run the numbers is 80k not enough to invest now a days? I look for propertys and then go to dealcheck.io run the numbers all are negative cash flow by alot of money. This is all discouraging. My main question is 80k enough?

Anyone able to provide some insight? I found a good duplex deal but not sure if its a good area. thanks

Out of State = Higher Risk

I invest out of state in multiple states, but I can absorb the risk. I also invest primarily locally.

Hey Russell one question that comes to mind ( it may seem dumb) but do I have to be present in that state at the time of purchasing or can I sign Documents online? Also If I don't have to be there when I buy it, would I just have the realtor give the keys to the property manager?

Just post them here

I have local and OOS properties

Wanting to buy oos for my first deal.  I have some simple questions if I could get in contact with someone please?

You have to define what "doable" means for YOU

I've house hacked twice in Reno, NV and it's changed my life in a relatively short amount of time.

I was renting every room in the house and at one point split half of my room with a curtain and rented out the other half to my 68 year old co-worker (I ultimately do not recommend this...)

But, the more uncomfortable you're willing to be, the more "doable" it will likely be. It's definitely not sexy or fun, but the unfortunate reality.

Don't mean to sound harsh, but amazing job saving $100K and I wish you the best of luck!! You can make it doable.

 gotcha ok, thanks for this!

Does anyone have advice after looking at homes it seems impossible?
