BRRR strategy works however like folks have mentioned prices have been getting bid up. However this often means that the appraisal values are up and well and can be easier on the refinance. So if there is a property you like make sure you bid at highest and best from the get go

I find that CRM sites like Podio are great to keep track of comissions. Also often times delivering hand written offers for properties that are not REOs by big banks or offering double comission to folks works as well

@Anthony Hatch welcome. Often times a live in investment or partnering on a flip is a good way to get started I have found.

@Nicholas Bailey Have you looked up in areas such as Irving Park or more upcoming areas such as Pilsen? Might get your moneys worth here although places like Irving Park is a little further out and if you do not mind the commute

@Ashley Proctor have you tried seeing if it was one of your contractors or a sub? Have never experienced vandalism knock on wood however we did have break ins before which we eventually found out were from within. Would recommend DAWGS if you are worried about breaking in a little pricey but worth it

Would always use an attorney in IL for all transactions. Typically for not commercial units it is a flat fee at closing in my experience

@Vishal P. I have some good local lenders here in the IL area as well. Hard money, traditional/commercial financing etc
