We design and build ADUs across LA, and so I'd be happy to answer any questions. LA County right now is slow with permitting (any time we get through to them on the phone, they say they are overwhelmed and understaffed, and they admit that any timeline given out for permitting by their online portal is way off), so you'll want to start early and plan for delays.

If you share your address (or approximate address + your zoning) on here, I can give you a rough sense of what you could build. If you don't want to share that info publicly, you could DM me (or send an email to our company, Otto ADU), and we can do a quick analysis of your property and tell you what we think you can build.

In terms of prefab vs site-built, we almost always prefer site-built because it allows for a more tailored design and can be repaired or modified by tons of different contractors for many years to come. There will always be quality differences (making a hermetically sealed box in a factory is a heck of a lot easier to quality control than anything site-built), but I think the pros for site-built outweigh the cons.

In terms of mobile home, I personally wouldn't go that route. If you can afford to invest in a new ADU built specifically for your site, you're going to get a much nicer space that adds far more value long-term to your property.

A ground up ADU can be an excellent addition to your property, and while prefab does have some positives, a unit that is designed for your lot and use case will often be more valuable in the end. Like @Neil Ginty said, a custom design can maximize privacy, views, outdoor space, and interior square footage in ways that prefab can't.
