started with airbnb but eventually transitioned to longer term contracts as there were too many moving parts to manage semi-remotely. airbnb would probably fare better for properties outside the financial districts imho. ideally your broker would give you an idea of yield for each property you're looking at. good luck and have fun.

I am currently exploring investment opportunities in the Manila & the surrounding metro area. Specifically the condo market, and I'm aware non-Philippines citizens can own condos (but not land) in the area. What are some key factors to consider when building a reliable team? Anyone have AirBNB experience here? The financing options are really enticing, with flexible 20% down payment options over a period of 24 months. I have some PH connections, but just seeing if anyone else has advice.

Hey all! Some good thoughts on this. I currently have 3 rentals all grade B-C in Anderson, IN (Just North of Indianapolis off of new 3 lane highway). Looking to do carpet in a few of the rooms. I've been told by another seasoned landlord to just install carpet WITHOUT PAD. Would anyone recommend that? Cost would be about half the cost (with just carpet). Just not sure, if the carpet would wear faster, effectively offsetting the cost of the upfront savings.

Trying to figure out the best way to cold call new potential seller or buyer leads in Indiana. Hitting some roadblocks with companies saying we can't use the data for marketing. What do you do to get around this without being unethical?

What companies do you use? (IDI, Lexusnesus, Property List Manager, TLO?)

Is is better to pay more for better lists or buy cheap lists with lots of bad appends?

We have scripts and CRM systems setup already. We are are removing DNC's for cold calling and sending the DNC's direct to VM instead (SlyBroadcast). And of course, if any lead asks to be removed from list, we are taking off of our list.

Clarity on this would help!

Thanks @Joe Horan! That helps a lot! It's definitely a start. I believe Civil Court in Marion county covers all evictions but I will do some research there for sure.

Hello, I am trying to find out a way to pull a list of current and past evictions in Marion County (Indianapolis) for a new mailing list. I have already called the Clerk of Courts (28 minutes on hold) and also searched their online tool. Both told me that you have to have 1 of 4 things to search; Case, Citation, Reference or Attorney. They don't have a list of evictions on hand either. There seems to be no way to search all evictions either current or past.

I also don't want to search their site against my Listsource of 60k+ absentee owners. That will take until next year and by then the motivated sellers will have sold.

Anyone have ideas on a finding the name of all lawyers who do evictions? I tried searching the Indiana Bar website and found no results for unlawful detainer or eviction lawyers. 

Any other ideas?

Johnathan Mark not sure what RVM is exactly? We are actually trying to start a new Cold Calling program in March with Lexus Nexus. I'll post more when we track that.
