@John Guillory I personally believe that its the way in which you are presenting yourself when you talk directly with the homeowners that gives the "shady" terminology. I think as long as you let them know you are providing services and will get paid for it. I think it becomes hard because of the unknown variables of time toward money output and also keeping up with the laws as they are constantly changing. @Anna Laud was correct anything in real estate is built on the relationships you develop because someone usually has either the product or answers to what you are looking for.

I believe in San Antonio as a whole for long term appreciation but Vida specifically depends on specifics of the home. Is this Lennar home similar to the homes in the neighborhood built by Highland and Perry which have better reputations but Lennar is usually for first time home owners because of affordability. If you send me some more information specific to address I can pull the numbers to help you know more. Also good luck and if I can be of more help let me know.

This will be your best source of information and next would be getting to some local meetups. I would say try not to get overwhelmed with all the knowledge. Try to find your niche and what works best with your tolerance because each of these methods will work. I'm local here in SA if you ever need anything. Good luck and ask a lot of questions!

@Ethan Watson Hey foreclosures are public notice so courthouse and county records are available online and those are free sources. There are paid data sources for real estate investors , propstream, batch leads, privy, list source and deal machine your choice of which one but why are you looking for foreclosures are you trying to do renovations? Also I'm a local agent I don't mind helping you on your search. Let me know if theres anything I can do to help.

Hey Deepak,

The rental market in SA is solid. As SA continues to grow so will the appreciation of homes as well. Alamo Ranch is a really nice neighborhood. You would have to be a bit more specific on what you are trying to accomplish with your long term or is your main play appreciation. If you are working with an agent then they should be able to better help you and if not I'm an agent who could help with specifics. The main things of not being local is finding a good property manager that handles the day to day and maintenance but most of all screening of potential tenants. Hi Alexandria,

Two units were recently renovated. Once I put an offer only then I can see the remaining 2 units.

Make sure that you have an option period long enough to inspect that and did you understand what I meant for Capex in your calculations you had 0 / mo for it and I'm assuming the 2 recently renovated are empty and was the rent number you placed potential monthly or what its currently generating? You need to put actually numbers so that you get a better number since you and the property management company will have to find tenants to fill that.
