@DavidLee I am an investor in the area but I currently don't live there. I would really enjoy a meetup for when I am in town to visit. I believe that a meetup would be great and a way to connect investors to other great investors instead of taking this journey alone. I have recently moved to the Las Vegas area. My job has given me the opportunity to move and get exposed to a new area. I don' t know the market well. I will have a lot of freedom with time but would like to meet and get to know other investors in the area. Any local meet ups that I should know about?

@Bob Okenwa Thank you for the advice. I think taking it step by step and being patient will be the best route. I would hate to waste time as well as get a bad reputation. Thank you and I will continue to do my due diligence and learn my community until I find the best deal for me. Thank you.

@Jason D. Thank you for the advice and right now the units are separately metered already. I hadn't thought about adding coin laundry or any updates that can be involved without a hammer. I appreciate it and it seems there are always ways you seem to forget. The expenses will be the first thing I tackle thanks.

I have been listening to the podcast for sometime now and want to put into action some of the steps. I analyze about 5 deals a day but analyzing without action is useless. I am a new investor with funding as my main hurdle I want to begin making 5 offers a week. Financially with what I know I can only close of maybe 1 property every 4 months. What am I to do when I get multiple accepted offers and don't have a way to close on them?

I am a fairly new investor looking to buy my first 8 unit apartment complex. I am buying locally from my real estate agent but the property is already fully rented out. How can I add value while they are in the units as well especially with the weather being as cold (Property is in Central Illinois). Also how do you go about redoing contracts with the ability to raise rents even though they have been in the property for awhile.
