A partner and I are looking to set up a property management company. A lot of the topics I see here are intended for owners, not managers. I just want to know what to make sure we have in our plan before we execute. I know the services we should provide such as maintenance, housekeeping, concierge, and keeping the rentals filled as many nights as possible, but what about the specifics?

I know we need to find a good professional cleaning company, we need to find insurance. We need good software as well. What are your guys' recommendations?

Couldn't find a property management forum, so I'll post it here.

I am interested in the idea of possibly partnering on a vacation rental property management company with someone who has a background in property management.

What are the best resources to learn about vacation rental management specifically? There are a lot of sources to learn about rental management, but they are all focused on long-term rentals. I am interested in things like AirBnB properties and other sources.

I want to learn about the process, both legally and managerially. I can't find much on vacation rental property management companies. Interested in Youtube, podcasts, books, courses, etc.

Some books I found include: The Definitive Study of Vacation Rentals, Vacation Rental Master: Beyond Airbnb, How To Rent Vacation Properties by Owner: The Complete Guide to Buy, Manage, Furnish, Rent, Maintain and Advertise Your Vacation Rental Investment

Videos to learn about the best software for it, all the legal aspects, the process ins-and-outs, is there a resource? Obviously, you learn from doing, but you don't want to jump in blind either.

I am set to begin my class next week, and will get my NC license in August. However, I also want an SC license to work in the Charleston area. What would the process be, and how much should I expect to have to pay?

So when you buy a property, the longer it is vacant for rehabs, the more money that comes out of your pocket to pay for the mortgage. 

So if I were in the military, (not yet, but planning for when I graduate college) would purchasing distressed properties really be the best move? In The Book on Rental Property Investing, Brandon makes it obvious that distressed properties yield better values and can get you a lot more equity, a lot quicker because of forced appreciation.

But from what I'm told about officer life, I won't really have time for much of real estate. I'll make time to analyze deals, but is it unrealistic to say I will be able to manage rehabs as well? I'm not talking about flooring and paint, I mean more in-depth rehabs where you can really build value.

Would it be a better idea to BRRRR with turnkey properties, if possible? Not sure how that would work since from what I understand most of the available equity for the refinance comes after the rehab from forced appreciation, but David's BRRR book is next on my reading list so hopefully he mentions it.

TL;DR: On a really busy and unpredictable schedule, should a newbie still aim for distressed properties, or turn to turnkey/properties in really good shape?

Yes, you can. I haven't personally used BRRR on a property, but I know multiple people that have used a VA loan for the BRRR strategy.

Using a VA loan is basically an upgraded version of FHA, from the way I understand it.

Hey @Jay Helms. The single most important thing for me to do this week I believe is to continue reading. I used to watch a lot of videos, but recently switched to books. Videos are nice, but I never knew how much you could learn from one book!

I have a lot to learn and I don't think I'll ever stop.

Hey guys, I'm Alex Griffith. A few of you may have already seen a couple of my posts asking questions.

I'm an 18 year-old freshman at the Citadel, which is in Charleston, and I'm definitely interested in networking there since I'll be there for at least three more years.

I grew up in Fayetteville, NC, and recognize how good of a market it is. I'm going to try and choose a job that gives me a high probability of getting stationed here once I graduate and enter the Army.

I initially began studying stocks when I was 16, but quickly turned to real estate because it appealed a lot more to me. I spend a lot of my time looking at BiggerPockets, Grant Cardone, Graham Stephan, and Robert Kiyosaki. I also have a lot of books from Trump, Grant, and a few others.

I'm currently an intern at Five Pillars Realty Company, and plan on getting my license this summer to become an agent as a summer job next summer. Anything I can do to expand my network and experience before I leave college. When I graduate at 21, I want to hit the ground running in real estate.

I am also in the Fayetteville area, looking to broaden my knowledge in real estate.

I'm diving in, reading anything I can, listening to whoever I can, watching any videos I can about real estate. I'd love to get to know you, as well as anyone else in the Fayetteville area.

I also recommend Five Pillars as those above do, they have done great things for me and I'm sure they will help you out as well.

I would be looking primarily for cash flow, because I think it would be easy to scale up once you get your foot in the door with more free cash flow.

And yes, I've been watching BiggerPockets podcasts, the Cardone Zone, and reading books by Trump, Cardone, Kiyosaki, etc.
