Hi guys,

I dont know why I just got a notification about your replies. But thanks for all the tips. I was hesitant if I should buy a duplex with a pool, mainly because of the pool expenses, even though I was planning on living in that side of the unit. But the deal ended up not going through anyways, so it was probably for the best. Thanks again for all your input.

Hi Jaysen:

Thanks for the tip. I was also concerned about pool. The utilities tenants pay themselves. There's separate meters for both units. Also plan to refinance later on to remove PMI. I like the property and thinking about living there at least 5 years

Hi BP:

I wanted your help in analyzing this deal. This deal came to me through mail marketing. A duplex sold for $375,000 in same area, but had extra 200 sqft. Idea is for me to live on one side and rent the other. This will be my first investment property using an FHA loan. I was very aggressive with expenses, 5% for expenses, 10% for cap expenses and 3% for vacancy cost. I will manage property myself. I proposed seller to also do a 3% Sellers contribution towards closing cost. So all I would bring for down payment is 3.5%. Current market rents are at least $1800, might get a little more. Also on of the units (the one I am planning on living in) has a pool. Inside needs some work.

Hi BP:

I have a landlord that is interested in selling me his Duplex. The unit he is living in has a pool. The Duplex will be for me and my family to live in and rent the other unit. Anyone has experience with Duplex that has a pool. Is it easy to maintain, what could be the extra cost for owning a duplex with Pool. I was thinking of renting the unit that has a pool.

I wanted to know if anyone has had experience in sending a personal letter to potential duplex or multifamily owners with a picture of their property (including the ones that live in the property). I was thinking about doing this to stand out from the other letters that they receive.

Thank you Elizabeth. When I did commercial real estate and was looking for multi-family properties for clients, I would send them a letter with a picture of their building. Used to get a lot of lead like that. I might try that with the Duplex.
