@Matthew Irish-Jones Ive been seeing article that say Buffalo is going to be a great place to invest in 2024. Do you see the market still trending up? Are homes cash flowing well there. Im down in Westchester County and money sure doesn't go as far down here. Im looking to start investing upstate if it makes sense. thanks

I am in the same boat. I’ve had some 1099 income for the last few yrs while maintaining a w2 job but decided to go full on 1099 this year. I would love to hear more options from lenders.

I would agree with Bruce. If you are doing a full gut I would definitely get permits. The dumpster alone will be a red flag for the town that you are doing work. What part of mamaroneck are you looking at?

Hi Orlando Im also a mamaroneck landlord. How big is the unit, bedroom, baths? That will dictate how m much you can get for rent. Either way I think you will have it rented in a month. I just rented a small 2 bedroom for $2050. No laundry and street parking only. Are you listing it yourself or going through a agent?

Yea funny thing is my other neighbor is a cop. He is at the opposite end of the block, farthest from the noise etc. There has been other issues going on with these parties. One of my tenants got hit car dented by a fist of one of the party goers, another tenant had there car hit by another person driving while drunk. Last week when I got hone there were ppl fighting in the street.

I definitely understand what you are saying and I don’t want to become a target. That is a big reason why I haven’t called the cops yet. On the other hand I don’t want ppl thinking that it’s acceptable behavior.

I have a 4 family on a dead end street. There’s are houses only lining one side of the block because the other side is church property and a interstate with a giant noise barrier wall. Recently some of the people on the street have turning the dead end into party central. My closest neighbor had a graduation party last week that went until 2am. The few weeks before that there was a mariachi band playing for 2 Saturday’s in a row. The house at the very end of street has also been having parties and playing loud music. Today I look outside and there are 2 large tents in the street and everyone is now parking in the middle of street.

I know it’s MDW but I feel like I need to start being the annoying neighbor and start calling the cops every weekend. I only want to do this to protect my investment. I do not want this small block to become a problem street and bring down the value of my property or turn tenants off to my place. What do you guys think?

To be honest I haven't really been looking to hard recently. I changed jobs and with covid I am alittle bit nervous myself. I am more focused on buying multi families right now. However looking at you numbers in this area has me thinking I should change direction lol.
