My what I have seen, it depends on the type of multi family and the local sub-market. For example, if it is a duplex it might have separate meters. On the other hand, I was looking at a 10-plex and the owner was paying for the water AND electricity (aka... all-bills paid).

Thanks for the link Dawn, but have you had any experience with HomeStyle mortgage, or heard any pros and cons?  I've searched through BP and can't find much on the topic, and haven't heard it mentioned in any of the podcast.  Very curious about it though!

ARV: $75,000 (comps based on sold homes in last three months, within 0.50 miles of subject property. I can send comp list if desired.)

Estimate Market Rent: $625 to $675 per month

Wholesale price: $42,000 (cash only, buyer pays closing costs)

Rehab: $10,000 approximately

Notes: Roof is less than 5 years old, but needs repairs in some spots. Home has central heating/air, with a unit that is less than 5 years old. Hardwood floors (underneath carpet) need repair. Home is currently occupied by renter.

Go to the "property" tab. On the first drop down menu choose "property type." Then in the next drop down menu choose "Residential: SFR"
