As you can see for this single family house, there are 3 price estimates which are quite different from each other:

http://www.ziprealty.com/property/2714-REX-AVE-BAKERSFIELD-CA-93304/4754697/detail

Zillow estimates it at 96k, homegain at 104 and eppraisal at 71k
First and foremost I want to know which one is a more reliable estimate.
Second, what would be the ARV compared to this price ? is there any ratio or formula relating the ARV and purchase price ?

I am quite positive she deliberately asked that question to show off her wealth and status.

As mentioned earlier in the movie, she wasn’t born with a silver spoon in her mouth and as such, she definitely knew a rental car booked in the airport, does not come with a driver!

For the true documentary geek/diehards, I recommend "This Is Our Home, It Is Not For Sale". It tells the story of a Houston neighborhood over 60 years, mostly through interviews with residents. It starts out a "mixed" neighborhood of middle to upper-middle class Jews and Gentiles and goes through some devastating white flight as middle class Blacks start to buy there. Then add some development issues and a highway. Home values and gentrification and blight and class-ism and racism. It's a mess. I saw it on PBS years ago. Your library may have a copy and it get still gets shown at community centers and colleges. It's worth seeing if you ever get a chance.

It should be a good movie, but it is priced too high. This is directly from their website:

All home video orders must be paid by check or money order in advance of shipment. Price for home video DVD is $60 postpaid.

Margin Call explores capitalism, greed and investment fraud. It's more about financial crisis of 2007–2008 and not directly a "real estate" movie.

Queen of Versailles is not to be missed. For those of you who haven't seen it yet or are planning to rewatch it: Pay special attention during the Christmas party scene where the main character brags about shorting one of his lenders and how he did it. The movie may at first seem like a reality TV show, but the story and the family is really interesting and surprisingly sympathetic.

It’s not only surprisingly sympathetic but also very distasteful and unfortunate. The way he treats his own family (specially his wife and his older son) is very sad and offensive. His wife quoted from him that when she turns 40 he will replace her for 2 twenty year old girls! Later on in the movie, when she reminded him of his statement, he doesn’t deny and says” I'm waiting for you to be 60 so I can get three 20s.” !!!.

Siegel also admitted on camera to engaging in undisclosed illegal activities in Florida during the 2000 United States elections, which he claims were singularly responsible for getting George W. Bush into the White House. During one interview for the movie he says (quoted from him word by word):

You mentioned being a kingmaker and having a big role in the 2000 election.

I sure did. I got George W.elected president. Personally got him elected president. It is nice to be here
with so many good folks

- from the great state of Florida.
- Yeah!

Businessman David Siegel says America owes a lot to him.

I think we are responsible for George Bush becoming president. Now, had I not stuck my big nose into it,
there probably wouldn't have been an Iraqi war, and maybe we might have been better off... I don't know.

How were you personally responsible for the reelection of George Bush?

I... I'd rather not say it, 'cause it may not necessarily have been legal.

That’s because the main goal of TV shows is attracting viewers and selling commercials and being on either extreme ends, serves this purpose well.

Unfortunately to educate the viewers and be informative comes second when making a TV program, with few exceptions of course.

I just graduated in 2008 and started working. I didn't own any property then and still don't have one even though I am planning to get my first deal soon.

if you were in the bussiness and incurred some losses in that period, it would be interesting and helpful to share your experience with us.

Thanks.
