Thanks but I don't want to do non-profit because there are quite a few of those for the homeless already in my local area. I plan to do a community housing provider partnership with the VA as a business. I can rent the homes with my LLC as the tenant, and offer the rooms to the VA at their current rates. I will outsource healthcare services to the local VAMC. I want to become the payee for my tenants and get the payments directly. I don't want to compete for grants with others in the community and have some board members directing how the money is spent. I will get referrals from the non-profits as well as social service and human service agencies in the area, as well as local hospitals and MH centers. I'm refining my marketing plan and doing active case manager outreach. Already building an active client waiting list. I just need a property so I'm reaching out to property owners who have a house that's been sitting awhile at least 3-4 beds and 1 1/2 baths.

I would like to partner up with an investor interested in helping me provide transitional housing for veterans and female seniors in the Philly area and beyond. There is a great need of transitional housing for this population and the VA is open to the shared-housing model. If you have some vacant properties and looking for a great ROI in passive cash flow, this is the ticket. I'm a newbie to RE investing and this is my strategy to get in where I fit in. I'm a veteran and a retired nurse. I care for people and vets and seniors are where my heart is. My client list is growing, I just need a property to fill. I'm open to leasing from you for long-term, if you're interested in making a difference in the community.

Hi, I'm new to real estate investing and live in Lebanon Pa. One of the pastors in my church approached me with a FSBO situation this past Sunday. He wants to sell his 4/1 residence in town to buy a bigger home to move his elderly mother-in-law in with them. He also wants to sell an adjacent 2-story rental unit (Duplex) tenant occupied with 2.5/1 upstairs and 1/1 downstairs. I would love to get this under contract but need help with analyzing the deal. I don't know whether to wholesale it or fix/flip. I have not done any deals as yet so this would be my first. Any suggestions as to what to do next? He's open to cash offers.

Thank you for that advice! I think I may try to wholesale them to a buyer or another investor. This family wants to sell "as-is" including property contents. They just want to be able to walk away from it.  As far as financing options, I would need a hard money lender for that. My friend says they're really in need of the money, so I pray that  can make an offer that everyone would be happy with based on running the numbers. I plan to dig for more information before I make any moves on it either way.

I got a website for my LLC for my property preservation business. I went to Fiverr.com to find someone to build it using the Wix.com platform and set up the SEO for me. It wasn't very expensive and looks very nice. I gave the tech access to my back office in order for them to make changes for me since now I am starting to do RE investing (and I'm NOT tech savvy) and would like to add that to my site for lead capture. You can find a really good web developer on that site. Hope this helps.

A friend called to ask my advice today. His wife's father recently passed away and left 2 residential properties in NJ. Both properties are free and clear. One of the properties is tenant occupied. The other was the deceased person's home and now vacant. I pulled the reports on both properties with the total market values and ARV. My friend says they just want the properties sold as soon as possible to quell any family disputes. He knows that I'm learning about RE investing and called me first, of which I'm grateful. I have not done ANY deals as yet. So hopefully this will be my first. I know the first thing I should do is find out who actually has LEGAL RIGHT to sell the properties and talk to them first. I don't want to get involved in a family fiasco! I know the second thing is to get a contract signed. The third thing is to do due diligence by making sure that no one else can lay claim to the property ie; a WILL with beneficiaries. Is there anything else I should be checking for? Should I pass on this complex deal and just let someone else more knowledegable handle it or just JV with another seasoned investor and spit the assignment fee?
