Need Partnering for Co-Living Clients

I would like to partner up with an investor interested in helping me provide transitional housing for veterans and female seniors in the Philly area and beyond. There is a great need of transitional housing for this population and the VA is open to the shared-housing model. If you have some vacant properties and looking for a great ROI in passive cash flow, this is the ticket. I'm a newbie to RE investing and this is my strategy to get in where I fit in. I'm a veteran and a retired nurse. I care for people and vets and seniors are where my heart is. My client list is growing, I just need a property to fill. I'm open to leasing from you for long-term, if you're interested in making a difference in the community.
