@Giovanni Casuccio I know the building office is very slow and clunky - that’s why there are so few constructions going on compared to jc/Hoboken.

@Christene Martin Are the apartments rent stabilized or rent controlled? Is it a low income building?

@Christene Martin following- interesting topic! Most units are rent controlled as far as I know

@Jonathan Greene I'd be curious to know more about your experience with WoM - I have a good network in Hoboken an know many agents but never been able to get anything that was not on the MLS...we have a small meetup group and nobody here uses wholesalers - it seems the only way to go is MLS

You can find something in the Heights or Union city for that price, not in Hoboken not in downtown JC

@Serena Tillman I did something similar in Hoboken, and I came to the conclusion that the only investment that can make sense if you dont want to bank on appreciation is buying and househacking, ie buy a multipropriety, live in one and rent the other part.

BP fellows,

I'm renovating a property in Hoboken and looking for advice on where to source materials.

I've found lumbers liquidators to be good for flooring and went with Pella 350 for windows (best windows for the price) but cant seem to find good deals on other items..

doors? 

paint?

syntetic turf?

gas fireplaces?

bathroom fixtures?

Any advice is appreciated..I grew skeptical of Home Depot and Lowe's...I find they hardly ever have the best prices..most contractors go there because of convenience, but then again, most contractors pass the cost of the materials to their customers :)
