Hudson County House Hacking Agent

Hi All,

I am a licensed agent in NJ that specializes in house hacking Hudson County, primarily Hoboken and Jersey City.  Below is my backstory and what brought me to this point as I work on building out my profile here on BP. Please bare with me as I do not pride myself in my grammar or writing, I'm a designer, GC and a hands on learner.

I'm going to try to keep this quick and concise but always happy to give the long winded story over a cup of coffee with anyone who's interested. I didn't realize I started my house hack journey in roughly 2016 when I started subletting my apartment in jersey city through airbnb on weeks/weekends when I was out of town. This gave me the ability to save to start acquiring my own real estate, because if you're in Hudson county, you know you need a lot saved up to purchase a home. Or at least that's what I thought.

Fast forward to the pandemic, rates get slashed and tons of money is printed. Around July 2020, my common sense kicks in and I believe inflation is inevitable. I put my money where my mouth is and buy a place in Hoboken. I guessed correct. Since then I acquired 2 more properties playing beat the clock with inflation and raising rates.

This is a very quick and concise version but realistically none of this was carelessly done as I just made it seem. In reality, this was almost a decade in the making of studying my local market and making highly calculated low risk bets at the right time based on past metrics. I'm in no way trying to tell you I know everything and I don't make mistakes, because thats just not true for anyone. However, at the very least I can say I've done this with my own hard earned money, I've took the time to build the team (Broker, Mortgage lender, Inspector, Insurance Agent, CPA) and I'm well on my way to financial freedom.

Nothing I am doing is new or ground breaking, which is a good thing because I have case studies to refer to and people to reach out to. However, doing this in Hudson county is tricky because most places are Condos and there are HOA fees and very high taxes, so I did alter the blueprint to work for us up here in North Jersey. I did have a rule that I wouldnt get into being an Agent for people because I have a demanding job and honestly I can't deal with people who have impossible demands when shopping for their dream home. However, I could deal with like minded investors with long term outlooks. While I'd love to say I'm doing this out of the kindness of my own heart, that's just the cherry on top but essentially it's another great stream of revenue for myself. Ultimately the hunt for a deal and negotiating is fun for me. I hadn't even closed on my second property yet when I started the search for my third. I wasn't even sure how exactly I would purchase the third one yet but if it's a good enough deal I knew I'd figure it out and I did.

I am new to this comparatively but when I was starting out I couldn't find anyone with this knowledge in Hudson county and it's a very daunting county to throw your hat in. Putting this out there to see if there is a demand for this kind of Agent in this area.
