I absolutely agree with @Gary Harris. The best way to to try to find someone to JV for is by offering either time or money. Be creative. Think of things that you're great at and advertise yourself to someone whose doing what you want to be doing. Build a relationship with these people and they will become valuable to your growing business. Hello all, Would love some advice. Ive been reading and listening to as many podcasts as possible. I feel confident that I am learning the right things. But just one question remains... How does one properly look at and analyze their local or surrounding markets? What specifically am I looking for? I understand that I am looking at the avg day homes are on the market, lifestyle (university, beachtown, tech booming city, etc), what driving the economy as in- are there more jobs moving to or from said area? How many people are moving to or from said area, etc. How does one specifically go about finding this numbers? Is there a website or analysis book that could help me figure out the numbers. Or can anyone of could help me or at least point me in the right direction so I may fimd the answers. Thanks in advance.

@Sean Perera Hello. I was actually taking the same course. But I requested a refund because I found the suggestions, education, and connections I make on BP are more valuable than some Guru course. I asked for the refund and I got my money back that day! (But that depends on your bank). I think you should learn as much as you can from the BP community and find a mentor as well. Don't waste your money!

So I've been mulling this question over in my head for a few days now, and I decided to just post it here instead of driving myself bonkers. (Plus everyone here has been absolutely amazing at answering any and all questions). So I'm trying to create a system or method that enables me to keep track of any new properties, new prospects (buyers and sellers), or even real estate agents to I come in contact with. While this info may be not valuable to some... I believe that the brillance is in the follow up. If I am going to be dealing with the same agent or many more agents over the course of the year, what would be the best way to organize a database to store this information. I know many well say Excel, but I want to see if other more experienced investors had any creative ideas??

Hello all! I am new to the community. I joined just last week in a feverish attempt to gain as much knowledge as possible to start my lifelong career in Real Estate Investing. A short background about me. My name is Alesia Albert. I was born in South Carolina, raised in Atlanta until about 2016 when I moved to Boulder, CO with my then boyfriend and soulmate whom I married in 2017. Since then, we have moved around Boulder. There is so much opportunities here which I love, although I realized that alot of business dealings are about the connections and realtionships you nuture. Hence my reason for joining. I am also actively seeking a Real Estate Invesment mentor in the Denver/Boulder area!
