Yes, I can attest to the fact that there are many unanswered posts.  I've submitted about 10 in the last 2 months that no one has answered.  I guess I've stumped them.

I would suggest either (1) cash out refi or (2) 1031 to an investment outside of CA in a market that is in an expansion phase of the market cycle.  Your market is likely at or a close to a PEAK.

I'm looking to acquire more property, but the securitizing lenders (ex. B2R) and portfolio lenders aren't working due to their prohibitive terms (high DSCR, high 30% vacancy assumptions, non-fixed rate products).

If you have a portfolio of over 50 single family rentals...What financing strategy did you use to expand your portfolio?

The greatest wealth migration we have seen in over fifty years is now occurring.

Let's rewind to December 2008 when the recession was officially announced. Over the next five years, we experienced significant job loss, primarily in middle management. These layoffs were different because it was not just that the individuals job was lost, as a result of technological innovation, in many cases it was that the job no longer existed. It was automated.

Locally, in the Bay Area, we saw a tremendous number of startups, not only founded by the previously unemployed, but also by fresh college graduates.

That is not how cash on cash return is calculated.  But FYI if it was mine and be over 200%

@Joe Villeneuve then what has been your actual appreciation?  And what appreciation assumption do you use in calculating your return going forward?

Can I ask what the avg credit score on your tenants are?
