...Which is why you got such a "good deal" and why I never buy property that is occupied. A good learning experience.  Someone I know's mother with a fourplex in Oakland went through a similar experience.  She had to sell the building and declare bankruptcy. And even after hell the tenant initiated another lawsuit against her.

Beware of professional deadbeats and the attorneys that team up with them.

Why exactly are they selling?

Until I know the answer I would not make an offer.  Once you know the answer, are you absolutely sure (1) the problem can be fixed and (2) you have the capabilities to fix it (not a market problem?

It sounds like this is not a good market to be investing in at that price.  Run your analysis and come up with an offer that will allow you to cash flow day 1 or I wouln't do it. You might be losing money for years while you wait for the market to catch up. A friend of mine was in a similar situation when he acquired a 60 unit self storage in the Dallas Area.  It was a loser for 3 years.

Practice patience and don't be pressured into making losing investments.

What kind of cash flow are you getting in Yuba City?

My mom lives in Chico, so I drive through often. I can't imagine you're getting much appreciation here either.  Also, what's the tenant quality like?

I may be different than other investirs on here, but I prefer to invest in expanding markets where I can obtain good cash flow plus solid appreciation. That said, I focus on cash flow and appreciate is the upside/never guaranteed. I will never invest solely for appreciation. That's too speculative.

Performance of a market can usually be linked to population and job growth/loss.

Do your research BEFORE investing.
