Regardless of what you label it Kyle. There is a low inventory of houses here and high number of buyers. 6 buyers for every one house for sale to be exact. Thank you everyone for the responses. Would you offer more than the asking price if the house cash flowed nicely is the answer I am looking for?

How would you go about buying in a sellers market? Do you still wait and buy for immediate equity? My town has a strong rental market. If the house cash flows well does it matter as much to buy for equity? I am buying with a first time home buyer conventional loan and looking to go with an agent for my first property. Any response is appreciated

Hello Bigger Pockets, I am a 23 year old in Rochester, Minnesota looking to purchase my first home around September or November. I am graduating college in May and start at my new job in June. I am looking to buy to live in, but would eventually like to turn it into a rental property. My fiancée and I are cash short at the moment, but are aware of first time home buyer financing available for low money down. What advice do you have as far as financing, or finding a property that will cash flow after refinancing? I would prefer to do minimal renovations being our first property. Any advice would be much appreciated!
