Thanks for the reply’s! Do you folks that live in the north ever have trouble with renting out SFH with single garages?
Jared, how do you go about determining cap rates for a particular market?
Both awesome posts guys! Thanks!
Has anyone had success renting 2 bed 1 bath single family homes? There are a lot more of those homes in my area for sale for more reasonable prices. Tell me your experiences! Thanks! Alec

Very helpful thank you everyone! My biggest concern about landlording is finding tenants and keeping it rented. I don’t mind interaction with tenants or dealing with fixes. I think I’m gonna try landlording mainly for the experience starting out. As I acquire more properties I’ll have to go through a company.

As a beginner real estate investor should I manage my own first property or go right away with a property management company? I work full time and am curious how many properties you all have managed while working a day job. Any reply is appreciated. Thanks!
Thanks Jeff! Bulletproof sounds like a must read!

Hello Rochester, MN folks! I am a 23 year old new investor. Very interested in finding a real estate mentor with at least 10+ years of experience investing. Especially fix and flips and buy and holds... I’d be happy to give cut of profits for the advice or help out managing your properties. Message with inquires. Thanks! Alec
Thanks for the response Eric! I’m planning on the richest man in Babylon for my next read!
