Post: Mobile homes retirement community TX. Anyone?

Does anyone have experience owning and renting manufactured homes in retirement communities in the panhandle of Texas. Harlingen/Brownsville area preferably. Any info on how they perform would be great.
Thanks for the wisdom! I will be setting up the inspection, but I was curious what others thought.
Reasons I contemplate not doing the inspection: I am already getting a good price (below asking) on the property (good for my market) The seller did very good work throughout the entire house on his own. Property is mint and we’ll taken care of. He is welcoming an inspection and confident nothing would be found. Seller is a good blue collar family man. I do not have a lot of cash on hand and could put the money toward some equity. (Landscape and add 4th bedroom)
Jason, explain to me about permits and inspections and how I verify these were done with his work?
I’m about to purchase a property where everything has been replaced in the last 4 yrs (roof, furnace, AC, siding, windows, kitchen, floors, plumbing, ect.) the previous owner did all the work himself since he is a carpenter. I know an inspection is always the smart thing to do, but I am debating on foregoing the inspection so that the deal can get done. I told the seller I want an inspection and he is totally cool with it and does not believe anything is wrong with the place since it is so new. What are your thoughts?

All of your investments should stand alone. A few vacancy’s could put you under.
John Woodrich these are the properties I ultimately want to get into. Shall I just stick to SFHs until I can trade up for these properties? I am mostly looking for cash flow and this property would flow nicely. Also would work well for a house hack. I would be interested in going in with 2-3 other investors not only to own it, but so I can submerge myself into the local commercial real estate investor crowd.

Hello BP, A set of three 4-plex building came on the market in my area the other day. Rarely are multi-family buildings ever for sale here. How would I go about acquiring this deal? I would obviously need a hard money lender. Just to get the financing. Highly unlikely I could handle this now since I am finishing school, but I do not want to be passing up these opportunities when they appear. Any wisdom is appreciated!

Which do it yourself projects on home renovations have given you the best returns? Which renovations do you leave for professionals? Minimal experience with home improvement here. Thanks!
