@Chris Seveney Do you have a link to the webinar or a replay or something?  I'd love to watch it.

This thread has been so helpful as I plan for this year.

Thanks!

@Andy Mirza You are correct, that is what I meant.  I'm putting $1.2M in money spent rather than AUM because I don't have any idea what our discounts will end up being.  Thanks for asking me to clarify.

I use ProTitle USA for my title reports.  Price ranges from $80-225, depending on what you're looking for. The owner of the company also wrote a really great book on title due diligence called Bulletproof Title Due Diligence, by Alex Goldovsky.

Business goals:

With partners, raise $1.5M in funds and control $1.2M in assets by year end

Generate $2k min. monthly passive income, $20k total monthly income

Write a business plan and treat the business like a business, not a hobby that I'm grinding away at

@Chris Seveney My impossible/but fun goal is to buy a private island as an investment.  Probably someplace warm like the Caribbean.  Maybe we should team up.

Personal goals:

More quality time with the kids.  Start teaching the eldest about investing.

Take time to focus on the things I enjoy doing and make them a priority instead of an afterthought

Read a business book and a social improvement book every month in addition to fiction

@Hannah Reichert I'm a member of the Note Assistance Program and I'd be curious to hear what episode that was.  I've never heard them say that.  They have a trade desk, so of course they would like you to buy your notes through them, but they don't discourage you from buying elsewhere.  They don't have a fund.

What was said above is correct, you only need to be accredited for certain offerings.

Congrats on your first deal! I'd be interested in talking about being on your note buyer's list.

The challenge is having enough capital to be able to be of interest to the bank.  You'll need a pretty strong relationship if you're just looking to buy a couple notes at a time.

These are great, thank you!  I haven't done cash for keys yet, and didn't know you needed to do a W9 for them.

I'm planning on starting a fund.   I'm wondering, for those who have a fund, what resources did you use to learn

  1. how to set the fund up (the structure)?
  2. what team members you needed?
  3. how to calculate the ROI for all parties?

Thanks in advance!

Thanks everyone!  It totally threw me to see a CRM being used, but it makes sense that they'd also be set up for project management.
