I've been through the Note Assistance Program.  They're fantastic in that they hold your hand through your first note, regardless of whether it takes 3 months or 3 years to exit, so very hands on. Large, active community, exclusive tradedesk.  Highly recommend.

If you want to sell at a 10% yield, then you can post it in a marketplace for 10% yield (which in your example would be $30299.13).  I don't think there's a standard formula for what you want to sell it at.  If 10% is where you're at, then you ask for 10%.  

As a PN buyer, I look closer to 12%.  I could make 10% work, but 12% would have more buyer's for you.  I also have investor's who are looking for PN.  I'd be happy to connect and take a look at your portfolio.

Thanks for your response! I didn't know they sent out a K-1.

I made the investment on 12/27 and they closed in 2020, so I expect I'll get a K-1 next year.

I'm filling out my 2019 EZ5500 form for my solo401k.  I invested as a limited partner in a MF syndication that hasn't started dispersing any return.   How do I put a value on that investment?

It's possible that the liens were cleared through a foreclosure if some type. You'd still see the lien in the county records, but it wouldn't still be against the property.

As can the city code enforcement for rubbish. They'll likely just let the fines keep accruing, but by definition, a lien against a property means it can be foreclosed on to repay the lien. That's the whole reason to have a lien secured by property.

False.  Liens on a house can allow the house to be foreclosed on.

@O'Neil Mbakwe That makes more sense.  In that case, you want the assessed value to be as low as possible.  Most counties will raise the assessed value based on the sale price, but will do it on a schedule, not necessarily when the property changes hands.  Each county is different though.

If you've already closed on the property and you're not planning on getting another loan on it (HELOC or similar), then an appraisal doesn't really matter. Unless I'm missing something, the appraisal was just for your financing.

ProTitle has title searches for under $100, depending on what level of detail you need.  The below was a 'Current Owner O&E' search.
