Thank you Don. Keep us posted on how your first deal works out. Good luck to you too.

You can't make mistakes if you don't get off the couch. Congratulations on your mistakes.

From one car guy to another... I understand lol In 2013 I sold my 2008 Bullitt with a turbo kit for the same reason. Funny thing is I also got $22k for it!

Hey everyone, my name is Al Carvalho and I'm located in Jersey. I currently do not own any properties. My short term can goals can either be cash flow or flips for fast capital. My long term goal is cash flow. All depends on the deal. Syndicates are also ,an option.

To start I'm looking at houses in the $20k-$30k range which means I'm looking outside of NJ. I'm not afraid of long distance properties as long as I have a good management team. I've also read books on Robert Kiyosaki, Russ Whitney, Carlton Sheets and Dr. Dolf de Roos. I'm here to learn and connect with others. Thanks for reading.

Hi Al, welcome to BP! I would recommend checking out Gary Keller and the books here at BiggerPockets, I have found them to be much better than the ones by Russ Whitney and Carlton Sheets. I would also be careful about buying in the 20-30K range, it's tough to make such houses cash flow and there aren't many retail buyers for them, so they are hard to flip. I would recommend considering moving up a price point into the $40-50K range.

Hi Andrew,

I'll look into Gary's book. Yes $20k-$30 can be tricky but it's what's in my budget at the moment. After making some money I'll start looking into the $40k-$50k like you advise. Thanks for the tips and the warm welcome.

Welcome to the community. I am also looking for a strong property management company for out of state investment options. Let's keep each other updated on our search.

Hi Ben,

I will do that. Thank you for the welcome.
