That raises a good question..if Kalen were to pay his "bird dog" a consulting fee and then 1099 them at the end of the year as a part time contract employee, what would the perceived intent be then?

You'll need to re-purchase your list from Listsource every time you mail to it.

John - I don't use Michael's service but I do use direct mail and about 4 months ago I mailed a list one time (in error) and I still get the occasional call from that mailing. Direct mail is a funny animal. BTW - that list was the complete wrong target (most everyone on it had almost no equity).

Seems like people either don't check their mailbox very often (group mailboxes in the newer neighborhoods), save the postcard and forget to call right away or they're waiting for some condition to be met before they call...

The lists I've been mailing to since then still behave the same way, but the calls volume increases with each repeat mailing.

Folks - I set up a local Houston meetup group on meetup.com - this isn't a club, I'm not charging dues, it's not affiliated with any other group. I just figured it was a more centralized way for the folks in Houston to schedule and track meetings/social gatherings and more effectively network with each other.

I've secured a classroom with Lonestar College every month for a more formal meeting where we can hopefully cover a topic or two (rehabbing, wholesaling, landlording), and share deals we're working on (wholesalers bring your opportunities). Then opposite that I'll put together a happy hour somewhere where we can have a beer or two and swap real-estate stories.

First meeting is set for July 18th, 7pm-9pm at the Lonestar campus on 249 (former Compaq/HP building).

If you're interested, you can reply here or on meetup, either one, but I'd like to keep a headcount so I can make sure there will be enough space in the classroom.
