@Davante Dennis,

I would check out the local lenders too. They might have special programs that could save you money, by way of lower rates, or give you different financing options. Checking with multiple lenders puts them against one another and can get you lower rates.

Contact the Section 8 office and get them involved. The tenants won't risk getting kicked out of the program.

@Kasey Destache, I'm on the east coast and my rental is in So Cali and I use Venmo. I've never had a problem using them. My rent is $1,750/mo, but I think their limit is $5K.

@Sherez Mohamed, next time just take all your down payment money and park it in a savings for a couple months then apply.

@Rick Dreyer, I would ask them about it, the actual story might not live up to the charges. The DUI is not a big deal, call it bad judgment. Also, just because they were charged, does not mean that they were found guilty. Ask them what the disposition of the charges were.

@Doug Webb, it looks like Seattle law says that you can’t smoke in view of the public and must be “inside” a residence. I would send them a letter reminding them of the laws and ask them to be considerate of their neighbors. If they choose not to then take it from there.

@Gayle Eisner, It's obvious that she has no respect for you or your property and now that she's done with college, I would treat her like any other tenant. If you don't have a lease with all the occupants on it then get one and raise to rent to the market level. If you do have a current lease, then enforce it before the city comes down on you. Best case scenario is that they come around. Even better case scenario is that you have to evict them and get some good tenants in there.
