I'm looking towards the east end. 3bd min, 2ba min, preferably no HOA, a pool or room for a pool. 1500 sqft and up. The prices on St Thomas are quite higher than on St Croix.

I have a 2 story condo in Chandler, Az.. Right now the entire first floor is tile and the stairs and second floor is carpet. I'm considering tiling the stairs and second floor and I'd like to know what your thoughts are on tiling stairs and second floors. Thanks in advance.

I believe that unless either the landlord or tenant give 30 day notice not to renew the lease, it turns into a month to month situation.

if you live relatively close to the property, I would consider managing it yourself.

Andres,

The discount is not only for Active Duty, but reservists and retired military. It's not up to the Home Depot associate to give the discount. Just display your military ID when checking out and they will give it to you.

Thanks Holly, Ray, Stuart and Robert, you all have very valid points. The reason that I am considering paying down the mortgages is to look more appealling to banks when I walk in looking for another loan.

I have two rental condos, one here in San Diego and the other in Chandler,Az, and I was wondering how to best use the cash flow. Should I use the cash flow to help pay down the mortgages or should I use it to build an emergency cushion or are there other options that mght be a better use of the money?

You'll definitely have to look outside of Ca. The prices are way to high and if by chance you did find one, the area might not support your cashflow goals. I would look at states like Az, Tx, Nv and Oh.

It depends on on the age of the property. If it's a new construction, everything should be under warranty and working fine for years. If the property is 10 yrs or older, the high value appliances such as the central A/C, furnace and water heater could go at any moment. @ Michael Siekerka is right, there's a monthly fee of about $46 a month and a service fee of $60 when they come out to check on a problem. Both fees can be deducted from your taxes. You can find a good contractor to do the work cheap, but you still have to pay for the appliance.

I recently had to have the water heater in my property in Chandler replaced. The water supply line had to be updated and I had them put put in a drip pan. The total came out to $310 (service fee included).

Certain things aren't covered, such as tree roots in your sewer line. Do some research on the plans, fees and service fees then price how much it would cost to replace the big ticket items and make the choice you feel is best for your situation.
