Great job with the cash flow. Is that from airbnb / short term rental? IMO, you can use the number to make the property look good & attract more buyer. However, you won’t be able to use the number to increase the price much. Most buyer in San Jose probably don’t really consider cash flow when buying a duplex. Lol, else they would see a big negative number.

Can you use Wyoming LLC and do business in another state? In California, there is an annual cost to maintain an LLC.

At the Democrats primary is approaching, all candidates are trying to one up one another’s in promising freebies to buy vote, from forgiving all student loan to rent subsidies to free healthcare... Andrew is just merely more direct and transparent in his vote buying transaction 😁. Traditionally, most president will forgot what they promised after they got elected, so you don’t have to worry what it will do to your profolio.

Just for the discussion, I think universal income will harm the economic in general, including the real estate market. A bunch of able bodies, including me, will just retired, move to a cheaper country, and live off the universal income.

The tenants are smart enough to take advantage of the fair housing / emotional support animal law, yet as landlords you don’t know how to? there are 101 reason to deny an applicant or to not renew a lease, don’t use those reason that are restricted by law.

By the way, they do the same thing with the airline. Buy a $20 certificate online instead of paying hundreds for animal transportation service. Lol, maybe I should get emotional support animal certificates with the kids name on it. Then they all will get to fly for free with me.

The tenant is responsible for all of it, but you probably will pay for all of it. You can try to sue, and probably will win by default. Collect the wining judgement is a different matter.

You will need to take the whole floor & padding out, treat the subfloor with special cleaning stuffs a couple of times, until the smell gone away, and then put in new flooring. Get some estimates, maybe it is big enough to warrant a home insurance claim.

There are plenty of time after school to do labor & learn some construction skill. And don’t forget to enjoy your high school & college time. You won’t ever get to enjoy that time ever again.

It’s good that you want to start early, and you should. Learn as much skills as you can. However, do remember that people like to talk about their success, and less about their failure. Thus, reading BP might give you the illusion that becoming an real estate investor is easy. Heck, if it’s that easy, we would all become real estate investors and go lying in some beach resorts.
