In terms of house hacking, I prefer turnkey. Being able to live rent reduced, net 0 or potentially cash flow positive is appealing to me so that I can focus on other things. The cost of stabilization will be higher, but the benefits will be greater. For some, stabilizing a property and learning the rental path can be difficult in tandem, so for house hackers I say go turnkey. Turnkey also works for investors that are absentees if their goal is to park money/defer on taxes. It just depends on your strategy.

The U.S. real estate market seems unstoppable as home prices across the country continue to rise. But basing on the recent data, is it safe to say that we are entering a buyer's market this year?

When the market is unpredictable like it has been for the past 12 months or so, predicting demand is difficult. And there are several factors to consider, the high cost of living caused by high inflation rates and high interest rates and other more.

"If you're thinking about selling your home, this is absolutely the time to do it," a licensed real estate agent mentioned. Despite the high mortgage interest rates, he believes now, and most of 2024, will still be a sellers' market.

Sellers continue to dominate today's market due to tight inventory. Since there are fewer homes available than buyers, each home for sale becomes a hot commodity rather than being a good value. This year appears to be a seller's market unless inventory rises significantly.

Detroit would be the best market for now.

The historic neighborhoods in Detroit offer attractive housing options that, while expensive for the area, are considered well-priced for the available features and quality.

Real estate investors venturing into a city like Detroit must be discerning in their property choices. The higher-income individuals identified by CoreLogic seek properties that are above average and provide value for their money. So, while the challenge of affordability persists, it takes on a slightly different nuance in a sizable metro area where discerning buyers are looking for quality and value in their investments.

For urban investors, it’s advisable to seek homes that go beyond being simply inexpensive. Concentrate on properties with the potential to stand out significantly after a renovation. Conversely, if you’re investing outside a major city, prioritizing value for money becomes crucial, so aim to provide buyers with the most competitive price first and foremost.

Can't complain mate.

Still doing turnkey but with reduced volume (We prefer it that way.)

Decided to pull back a few years ago and stop chasing records and extra $0,s lol

I feel like everyone and their dog is in Toledo now which is cool as I'm not the only 1 waving the flag 😁

Believe it or not, property management has taken lead within our operation.

I use to despise property management for so long but ever since we got things in order (Around 5 or so years ago), I started seeing the amazing long term potential that it offers from a business standpoint but also an after service standpoint.

I visit the Big D regularly and love it.

Will be in the area in mid February so let's catch up of you guys are free.

Hi Marcel,

Not to sound bias lol, but have you looked into the Detroit market yet?  Many investors have kept this market a secret to themselves while others still think it maybe a warzone. The reality is, 
in ANY major metropolitan city in the country, you can find good and bad areas, and Detroit is no different. But, Detroit still has excellent cash flowing opportunities for investors as well appreciation growth for fraction of the cost vs other markets. Properties are still meeting the "1%" rule and are very affordable too.

Sorry your experience was not positive but this is why advise all of our investors it’s important you work with an experienced turnkey provider like ourselves and not try to do it on your own.

Strategy Properties prides itself on client tours which you had the opportunity to experience first hand, hence the reason you came back for a private tour with me to visit many areas and neighborhoods. During our tour, many emails and calls, I was under the impression you were looking to purchase a turnkey property and then was informed by surprised that you had already purchased an unrenovated property from a 3rd party.

Sometimes investors think that it as simple as locating the property and renovating it, but there is a lot more to it, such as:

1. Buying in the right location (many investors get this part wrong, leave this to the local experts, as this is a service provided by turnkey providers).

2. Hiring the right trades and crews and also managing these subs (this is very difficult as renovations is the universal, hardest part of flipping and/or turnkey rental properties, as you have to understand not only to put the renovation, price under contract and getting the work done to proper code and aesthetically pleasing).

In return, this causes the investor to pay more than what they would of paid for a turnkey property from a turnkey provider. 

Our construction manager was unable to grant all the demands, unrealistic requests and change orders made by @Elizabeth Goff. We did everything we could trying to protect you but adding $20k in change orders tells me this was not a good purchase.
