What's different?

Newbie here as well.

Zillow now shows the change in asking rent just over what you paid for the house (but not any money spent on improvements).

That data may lead to conversations I'd rather not have.  History wouldn't be as easy to find on Craigslist.

Keep researching and decide for yourself, but back issues of the BP Podcast indicate hunting for 2% deals can lead to cheap properties with maintenance issues or issues collecting rent or other challenges.  My tax prof years ago taught us "pigs eat, but hogs get slaughtered."

Some other person is always bigger, faster, stronger or richer than you. Work at your comfort level, not some guru's.

I started on episode 1 and 100 of the podcast after reading quite a few blogs on the site.  This place is like drinking from a firehose.

Welcome from another newbie.  Let's see, you are cash flow positive with stable renters on your very first deal.  10% may not be huge, but you are learning and building confidence.  Survivors get to go on and play another round.  I'd say learn the plus side and the negative side of this and plan for your next deal.
