@Michael Tucker - I completely missed it, thanks for the jog. 

I settled on Buildium for an initial stab at an accounting package beyond the spreadsheets.  Price was the biggest factor for my 20 units.  

In the meantime, accepting online payments with less fees will be something I have to revisit after getting this initial package rolled out.

 A bit slow to join here, but be careful accepting Paypal for rent payments.  If the renter disputes anything with them, Paypal will immediately withdraw the disputed funds.  I've seen several threads where this usually happens at the worst time for the landlord.

Size of the property matters.  Are we talking about a couple of duplexes, or 100 units spread across town?

This thread is directly related to a problem in one of my properties. Tenant's guest did significant damage to electrical and tenant has decided to go live with Daddy instead.  Can I have tenant served, and seek a judgement for rent/damages?

You are right and the problem isn't only at MHP.  I have a huge pine next to a house and I'm trying to figure out how to afford getting rid of it before any damage is done.

I love trees and shade, but they can make expensive pets.

Have you done anything with this deal?  Typically, I'd value the current lot rent, but assign a low value to the park owned homes.  17 vacant lots is your upside, and again don't overpay for it.

Are there other parks around that you could compare lot rents to?

Vinyl plank flooring is becoming a standard in other structures used as rentals, but what are others using in mobile homes? The conditions are a little different from SFH and the tenant base may be a little different as well.

The flooring I've seen at HD is $2-2.50 a square foot + installation.  Managing my rehab budget is critical, but we all want to be smart about it.  Do others spend this much in a trailer, or go down-market to something like peel and stick for less than a dollar a square?

Are there any other rehab components to be discussed?  Roofs might be a couple of threads on their own.

I have a question that must have been posted before, but searching BP can be a monster.  How do I limit search results to this forum only?  I'd like to discuss flooring in a mobile home that needs rehab and think the choices might be different than I put in a different type of unit. For now, i will start a new thread.
