You need a partner, maybe a family member with Deep Pockets, Or a private money lender or any one that will take ½ of the profit after you sell the home when it's fixed up. Then you will have the money for the second deal.

If you have a pretty house then sell it. Then buy the ugliest livable house in a nice area so that you can build equity over time, and then sell that one, and then repeat. Ask your accountant how you can pay no capital gains on your sales.

I would tell every one not to co-sign any thing...

The only way to successfully wholesale is to buy houses where you're the only one that knows it's for sale. You need to do marketing to generate leads that no one else knows are for sale.

My initial reaction would be to say don't do it, but if you must, just take one property at a time. After you know the tenant is moved in and paying and keeping the property in good condition then take over management only at that point. I would only manage single family homes, not multi-family.
