New Santa Barbra standards for indoor air quaility updated. As a landlord we choose to test our indoor air quaility as prospective tenants who ask to see if our buildings have passed will pay more rents for a healthy home. Not getting home certified means $200/ less rent per month and competion from the slum lords with mold and lead being untested invite future lawsuits. https://www.ourair.org/edu/indoor-air-quality-and-health/

wow, labor costs are too high lol What do they think 2024 will bring? its always cheapest to just do it. Procrastination will only cost them more.

Muti family's tenant building inherited a Tenant a Daughter of a previous Hud tenant from 34 years ago. My Grandparents had given the daughter permission with HUD to continue living in the Apartment 24 years ago. Now the Daughter has died and the place will need some Upgrading to reach current market norms in the Area My question is what are my legal requirements to break up with HUD do not want to wait too long and have one of the relatives claim it for another 20 years. It is time for another Apartment owner to. The difference for me between HUD rent and current market rates is now a Car payment for me. and I'd like to buy a new car like my Tenant could afford to do. Do I need to send Hud a certified letter terminating the agreement? I don't Trust what advice HUd gives me.

all our schools have already added the Tesla Mega pack batteries in prep for all Electric School Buses under the hvip program the inventives are too good to pass up for fleets and school buses. its helped our local grid stay on as we have no more blackouts. The school sells back to the grid at peak times when school is also out. For apartments and multifamily dwellings, Tenants complained that not enough rentals have to charge so the State proposed this solution as not enough landlords have converted older properties. 100% of new Solar and charging is required. We can get an extra $200/ per unit currently but not much longer as it will be everywhere soon with our $6 gas 100% of our Tenants plan to buy EVs to save money. Was also surprised about Farms as locally most farms have switched to electric tractors with the large incentives it's saving some Farms $200k per year in fuel cost.

Each deal needs to be evaluated separately, Besides rents make sure the location is in an area that's appreciated. your total return is not known until the property LLC Term is met and the property is sold.

It is not just California it applies to HUD or any low-interest loan you may want to get for a certified PEER Healthy home or Green Mortgage. Installing small things like a heat pump and insulation with new double or triple-pane windows for snow regions. Getting a home certified as Healthy clean indoor air and clean water limits your liability too and increases the standard of living for tenants if they're not getting sick from indoor air pollution or lead in the Water they have the most time to work to pay us rent. The lower interest rates on a Green loan should be motivation enough if you value cash flow. I could be wrong but isn’t kitchen fans for smells. I don’t think it has anything to do with gas fumes. Those fumes are way too far away from the low powered vents to make a difference. I could be wrong.
Kitchens need exhaust fans too or you get unhealthy air recirculated from cooking,


We will be using an eco-dashboard that monitors indoor air pollution like C02,
  • Carbon Monoxide (CO)
  • Nitrogen dioxide and Sulfur dioxide are part of qualifying for the new healthy homes loan program that HUD and EPA run. Rents are much higher if we comply and they can test indoor air quality. our Type of Tenants also prefer and will pay higher rents as a result for a Certified Healthy Home.
