Hi Ryan, I feel better. I was just second guessing myself. this is a University Heights rental and the house is probably the less nice looking one on the street and so to keep the rent around 1275 I thought I would provide as much as I could. I like the idea of provider the renter with the protection plan ID.

Where do you invest? You can also PM me. Thanks...

Thanks Carrie! Will take this into account for future properties...Best

Hi, I am purchasing or planning to purchase a duplex in Noble road. I see it is near east CLE. Should I be concerned about tenant quality and vacancy in this area? Number-wise, it appears a good deal. thanks for your thoughts.

Hi, I am in the process of purchasing my first duplex (2 bed, 1 bath each). it is a 2000 sqf 1950s brick duplex in Cleveland heights. 70 000 POS free. Kitchen and bathrooms are outdates. It is in noble Rd. Any thoughts on how much should we reasonably spend on remodeling the 2 kitchen and baths? Any thoughts on contractors on the area? Thanks for the advise.

HI all,

I recently bought a property that I would like to hold for at least 10+ years if possible. We are out of state. was wondering if it was a bad idea to buy a new washer and dryer. We wanted to avoid unnecessary issues with used appliances. Any input on used appliances vendors in Cleveland?

I am planning in purchasing a property, and debating if i should go for one in gardfield heights (3bed, 1 bath, 2 card garage) soled for 69 or one in euclid, very solid (brick, 3 bed, 1.5 bath, but one car garage.... listed aboove market and needs some kitchen work).... i have concerns regarding garfield heights vacancy rates and so, not sure what is the safest.... any thoughts are appreciated
