@Account Closed that's how turn key should go. I'm impressed. Mike didn't have to take any responsibility for that incident but he did. From what I read on these threads, we need more people like that.

Josh, you definitely found the right place to get started. You should take Ben's advice and check out the meetings. Let me know if you need any help finding them. There's at least 3 per month.

I think the podcasts are great to listen to in the car to and from work. I haven't listened to music on my commute in months. Sean gave you a really good one. Start there.

@Samuel George That's great that you've already done one deal. Wholesale is definitely the 'quickest' way to start. You also learn a lot by going through the process. Find out who the main players are in your area by setting up keyword alerts like 'Bloomington' and reach out to these people. Guess what? They're looking to find you too!

A while back I was researching websites to help me draw up Trademarks online. LegalZoom is a popular choice to the uninformed consumer. They operate in a gray area of law where non-licensed individuals are giving legal advice in a loophole. It's looks super cheap and simple, but drawing these things up is anything but simple and will need to be customized for your specific situation. A customization level, I wouldn't trust LegalZoom with.

What you're doing is much to important to not get firm legal advice. I'd talk to 3-4 attorneys to decide which is good for you. Start with Shawn's recommendation.

I'm a big fan of searching for lawyers/attorneys on www.avvo.com

Good research @Bob Jackson

I was exploring a company to help me setup a self directed IRA - American Pension Services and just found out the SEC shut them down for fraud. Sounds like they used and lost $22 million of investor's money, forging letters from the investors, to go into other businesses/investments. They were big - $300mil under management. This just shows you have to watch where exactly your money is going and how might have control of it once it's there.

@Mike D'Arrigo Draws a good comparison between the risks of turn key vs doing it yourself. I see people on here get too focused on the risks of using someone else to help them find properties but nobody talks about how ineffective DIY can be from out of state. Unless you've got the experience, network, and knowledge to pull it off yourself, do you really have another option?

More simply, what's more difficult - due diligence on a prospective property sitting in your lap, or everything that goes along with finding your own property plus due diligence?

@Christopher Moran Having attended a Fortune Builders Seminar (They try to sell a $25k Mastery program), I've looked into a lot of the threads here talking about Guru's. The overwhelming response is you'll get more value out of that money risking it on a property and learning that way.

Another thing to realize is that there are no 'secrets' that these Guru's have that you can't find on here and in other, cheaper resources like books.
