@Petru Popovici you did a good thing to reach out to this community for advice and have inspired me to do the same when I finally find my first property. I'd recommend setting keyword alerts for 'indy' and 'indianapolis'. What you'll find after looking at posts on here is that it's one of the best, if not the best city for passive income right now.

The concerns that Mike and Shawn are pointing out could apply in any area you buy - watch out for bad areas and try single family homes for your first property. So, don't be afraid of Indy.

You've met a lot of good people to know here locally. Here's another guy: @Steve Lawson that helps a lot of out of state investors get Indy properties.

Hi everyone. I'm looking to get started rehabbing homes in the Indianapolis, Fishers, Carmel, Noblesville areas and need a good GC to help me evaluate renovation costs and manage the projects. Anyone have any recommendations?

Post: Obtain Indiana salesperson/broker license before July 1st or no?

@Cary Trusty 12 hours isn't much of an advantage to get the license early (perhaps at the cost of other things you could be spending time on right now). I'd put more weight on being sure you actually need the MLS to accomplish your short term goals and making sure the timing is right.

In my case, I'm just starting out and want to see if I can find and analyze deals without my license. Then as things progress, I see it as a necessary tool to get to the next level. Until then, I feel I should be putting my time into ramping up to that level where I need the tool.

Hi everyone,

I just wanted to introduce myself as a new investor in this area looking to start rehabbing single family homes. It's going to be a joint venture with my wife and her parents. We are fortunate enough to have the cash to completely self finance and are starting to look for our first deal.

I'm currently working full time in finance as a controller and will be doing this on the side. Before switching to a business career in 2008 I worked as a flight instructor for 5 years in Florida. I was attracted to business because it not only suits my strengths but offers limitless potential unlike flying where there's a definite ceiling after captain.

In the next month I'm going to focusing on learning more about this type of business, networking, and assembling my team.

Feel free to reach out if you're in this area and would like to connect! While I may not have rehabbing experience, I have a wealth of business experience that I can use to form mutually beneficial relationships.
