Cory,
the better way is to buy an side by side duplex. Its better with the living noises.
For the rest your plan is okay. Start with owner occupied mfh's up to 4 units is a great way to go into real estate investment. If you have some properties in mind write down the numbers and we can tell you more.

Trenton OH near Middletown, very low crime there against Hamilton I would say average. Small town with only 12,000 people but with +33% population change in last 10 years so I assume they in need of properties. 6.6% of houses vacant so a flipping company can make maybe some money.
If you find good priced properties for rentals there it can be enough for an investor.

It can be a good and it can be a bad area Antonio.
Hamilton is mostly a better place like Middletown but Middletown has good areas also.
So it depends on town and location of the properties in town I would say.

As far as I can see is a 10% CAP rate good. >10% is better
Some folks want only 6% CAP. It depends on location and money in your pocket.

I look actual at Pinal County and there three 40 acre parcels on Highway 77 with 3 full years of taxes.
One more question: Do you know how much does the foreclosure process cost?
