Hi Anil,

if I take your gross income of $273K with 100% occupancy and use my special 60% expenses rule for commercial properties (include 10% vacancy) you will get $109k NOI per year.

So the property is worth $1,09 million from investors standpoint if he will earn 10%.

Hello D B and welcome to our BP world.

First I would say don't live in your own bigger apartment building. If the tenants know you are the owner it wouldn't be funny I guess. Only option is to say "I'm the property manager for this building." but in this case you should live only in one unit to prevent raise concerns at your future tenants.

What do you expect of an property with price under $8k?
I would say nothing. For this price you can only buy in Warzones or some slumlord stuff. An agent don't want to be your partner not enough money to earn and there is no bank who will lend an foreigner few money.

Only solution would be owner financing I think with max 20% down. So you can buy an propertie for about $40k.

With your stated money you can buy one cash flow propertie without taking any mortgage. Certainly not in Florida or Texas or California but in OH, PA, IN, NY etc..

One tip; don't tell anyone on the web how much money you have.
