You are still covered if they decide to sue you after you have canceled your policy due to the sale of the home because your policy is written on an "occurrence" basis. The bite occurred when you had that insurance policy. 

You can cancel your policy the date that you sold

Thanks Justin. I finally got a response form the city and it is a legal 2 family. Even if the property burned down, it could still be built as a 2-family.

I am looking at a property in Shaker Heights. On the county website, it is showing that the land use is 2 family plotted but the zoning use is 1 family detached <1000. Is this still considered a duplex? Or what do I need to do for zoning use to be changed to 2 family?

FYI I have not been inside this property yet.

I would get a job in real estate that you have interest or curiosity: property management, appraiser, receptionist/administrative work at a real estate broker, construction/trades. This will allow you to bring a huge amount of value to experienced investors that can mentor you. Join a local REIA (Real Estate Investor Association) your job in real estate will make networking easier as you already can provide value. While you are doing all of this, SAVE SAVE,SAVE. Build good money habits if you don't have them already and your first deal I recommend it being a house hack.

They are fixing up houses around there close to Greenmount. If it's the nonprofit I think you're talking about I believe they want a $200k ARV and they are not a fan of vacants. Try Spring Garden Lending and Temple View. I know someone that used Spring Garden in that neighborhood. However I don't know street you are on. I'm not a big fan of flipping over there but some people have done it.

I use Bay Management you can PM me and ask anything. The one good thing I can say is they are always prompt.

@Dan Maciejewski Thanks for that insight. In that immediate neighborhood 34% of people rent. I currently see 3 rental listing around that area. They just built a brand new school in the neighborhood. There is a nice stable suburb that is a 10 minute drive that has built up more over the years.

Yes my agent went on the MLS but I have checked other websites and not alot for rent in the area.
