I feel yah, Sean! I am also a beginning investor who invest in cash flow properties outside my state.

My 1st closed deal was through a turnkey company which gave me a great deal, but its been 6 months and the deals he's giving me now is not as attractive - a sign that the market I am buying from may have gone hot. I look at different markets and build relationships here on BP, my REIG (many people invest out-of-state), Realtors and TurnKey companies. One thing I do like with Turnkey companies is you buy the property with tenants in place so you earn cash flow on the get go.

Good fortune (to both of us!)! I know we will hit our goals as long as we don't stop believing in ourselves.
