Hey @Dustin Maxwell hows it going bro! Much gratitude for your insight. I definitely visited the points guy and think the best option is the AMEX platinum business card.

Whats going on BP family!!! My name is Akil, I've been a long time consumer first, or third time posting?

I am a new General Manager for Philcorp Solutions, a disaster relief/ construction and restoration company looking to expand here in Atlanta, Ga. What questions should I be asking my local credit union with regards to them extend me a line of credit to help fund some projects.

I particularly like Ga's Own Credit Union due to they're new Green Loan which gives certain rebates, and $2-300 off closing costs. Any advice regarding this topic is welcome, thank you very much!

Greetings BP family, Akil here! I'm looking to ramp up my production as both a General Manager and overall investor myself. My company, Philcor Solutions (shameless plug!!!) and I have a steady plan to finance our projects in my roll as GM. However, in a plan to further boost my personal credit score and to put more "skin in the game," I am looking to utilize my own stellar credit to purchase materials and appliances for future projects. Any advice as to the best three credit card options I should apply for. (Current credit scores above 700 on all 3) Also, I love to travel and actually used to work in the Atlanta the Delta Sky Club's. Needless to say, I would love the opportunity to just pop up on my old co-workers and supervisors etc.

Also later on down the road, I have several private money connections that I will be looking to leverage to fund projects for my solo ventures as well.

Thank you very much Matt. I couldn't follow the logic all the way through but you definitely provided a lot more clarity. Much thanks, I wish you continued success.

@Matt Lefebvre

Peace Matt I trust all is well. I'm looking to follow your explanation here and I agree the numbers don't add up to a 7.7 cap rate. What I don't get is why you subtracted the 75,240 and what that had to do with either the expenses or the NOI, which by my numbers should be 65,450.

Please help to provide clarity.

This looks amazingly like EXACTLY JUST WHAT I NEEDED!!! Greetings and thanks a Million!! I am newly learning this REI landscape. I've found my mentor and already experienced the infamous "First deal shot to the jaw!" Twice over, but more on that later. Needless to say I am very thankful to have found this site/ community and look forward to building and contributing to their success in the future.

@Jerome Lewis Jr Awesome advice and I'm excited to get the ball rolling in this new REI venture for me. The tab for the contract downloads doesn't appear to be available any more. Please advise, because I am indeed in need of buy and sell side contracts for my next deal.

Thanks in advance for your continued support.

Hey guys, I'm actually new to the site. Actually think this is my first forum post. Where can I get access to free contract templates, after a few punches in the face, I'm ready to finalize my first deal.

Much thanks, BP fam!
