@Marcus Slayton interesting post Marcus! I would love to connect with you, as I just recently started my investing career also. I've been in Real Estate Investing (REI) for about a year and half now serving as my mentors General Manager. (GM) We're a bit further down the road, moving from Single Family Housing (SFH) to small apartments and commercial spaces. However, we are at the point where we are looking to re-vamp our contractor/ specialty build out team also.

Greetings BP family how's it going. I'm Akil, a newbie from South West Atlanta looking to leverage all connections and reach REI prominence.

As previously stated I’m a newbie, but my mentor has been in game for 17 yrs now and needs me to help build out his contracting team. We do primarily custom work, and so really need team members that know their craft and can view the blueprints and function independently and autonomously. So I’m LOOKING FOR ALL SPECIALTIES as we just got about 5-7 NEW JOBS in this fourth quarter of 2020.

Greetings BP family. This is a buy and hold deal a wholesaler approached me with recently. I think I'm pretty solid on all the numbers but wanted to run it by you all first to make sure as this is the first deal I'm pulling the trigger on. Its a turnkey rental offered by an out of state wholesaler. I know I should look for comps to judge market value and strength as well as to prepare for my rent creep/ elevation. It's built in a gated community, so there is an HOA to cover for lawn maintenance and pool access, both reasons I will be raising rent at the end of current lease as well.

What are some other possible strategies to add value on this deal?

Also in a rental property like this what are the standards on handyman repairs?

Greetings I'm Akil and I'm going into my second year as a Real Estate Investor. I've truly been through the gambit in terms of the various challenges I've found ways to overcome, from stepping on old and rotted water lines during our initial demo process, leading to wasting an entire day managing a flood, all the way to having inspectors completely screw up deals by effing up the appraisal values! The point is this year has been a true roller coaster. 

Also I've found that I am most skilled off the court supervising as opposed to actually swinging the hammer, it's something I can do, it's just not the best use of my time. My question is how can I best add value to my mentor's business serving as general manager? What types of things should I be looking to take off his plate so that he has more time to focus on getting more deals in our pipeline?
