Thank you very much! Do you mind if I message you in reference ?

I’m viewing property’s with people who want to represent me as a buyer. Am I supposed to tell them I’m pre approved ? I’m seeking legit help cause I’m new to the game and i feel like I don’t know who I’m supposed to be upfront with and who I’m not. Am I supposed to tell a realtor who’s wanting to represent me that I’m gonna sit down and crunch some numbers with my contractors ? Or am I to actually work with her crew since she’s trying to represent me ? I feel like I’m telling representatives the wrong thing.

She thinks we should put it under contract but realistically as a wholesaler I’m looking for a buyer 🤯

When I use Zillow and the assistant or realtor asks me If they can represent me as a buyer. I’ve said yes now they’ll be my legit cash buyer right? Of course I’m new and I’m just trying to make sure I’m doing and understanding everything correctly.

When viewing a home is their anything in particular I should be looking for or saying or asking ? This is only my second local viewing and I’m not sure what I’m doing to be honest.. any advise ?

@Paul De Luca I’m new to investing, and I previously was told to make an offer and attempt to educate them. Especially since they’re wondering why their property isn’t selling. Eventually they’re going

to sell. So as their price continues to trickle down over time; realizing their offer isn’t realistic my offer will remain on the table.

So I came here to see what should I do next with them being eager to know what I’m offering. Should I just inform them that I won’t have an offer until I view the home in person?

@Paul De Luca let's just say their listing price is gonna end up being the ARV their listing is extremely out of range!

Hey everyone, I’m working to get my first property under contract. The sellers are attached homeowners who’s pricing is completely out of range. They’re very stern on their price listed yet have bumped down the price approximately 20k and it hasn’t even been listed for a month yet.

I was supposed to go tour the home because initially I was told they had no photos but I’ve found some online. I was still gonna go to the viewing, just to give them an offer as well as educate them on the market. But they’re saying “is the price going to be good enough, we don’t want to waste our time”

I’m not afraid of being turned down but I’m trying to see the best way to go about this... anyone ?!
