For people who are representing me as a buyer

I’m viewing property’s with people who want to represent me as a buyer. Am I supposed to tell them I’m pre approved ? I’m seeking legit help cause I’m new to the game and i feel like I don’t know who I’m supposed to be upfront with and who I’m not. Am I supposed to tell a realtor who’s wanting to represent me that I’m gonna sit down and crunch some numbers with my contractors ? Or am I to actually work with her crew since she’s trying to represent me ? I feel like I’m telling representatives the wrong thing.

She thinks we should put it under contract but realistically as a wholesaler I’m looking for a buyer 🤯

@Akilah Clark Are you actually pre-approved for a mortgage? It sounds more like you don’t intend to actually close on the property, but rather wholesale it to an end buyer. If that’s the case, that’s what you should be honest about and disclose so the Realtor can decide if they want to continue working with you or not.

Quite frankly, most probably won’t and that’s their right. But better to find that out now rather than down the road after they feel like they got duped because they thought you were the actual end buyer. 

If you do want to focus on wholesaling, my suggestion would be to focus on off market, non-listed properties. Properties listed on the MLS with a Realtor selling for full retail don't tend to make good wholesale properties.

Just my two cents.
