Curtis Smith I haven't focused on that specifically but I believe that you can. You can go and play around with options without signing up, you just can't see the price of the list without signing up.

Ike Igiebor I guess you can say it's similar. You choose your own criteria based on geography, property type, mortgage, etc. however, not all of these properties are already on an MLS. So it's a good way to find off market deals.

William Hochstedler I don't mean to ask so many questions but what do you mean by pre-qualify? If I'm getting the deal subject to existing financing then I shouldn't need a loan of my own right? Or am I mistaken?

William Hochstedler that's a very good point! Should I exclude owner occupants or include both? Do you think ListSource is convenient for pulling a list?

Are you using ListSource? I don't know if you've listened to show 181 (I believe), "58 deals by age 23" with Devan McClish but he uses direct mail. I PM'd him on BP for advice and I told him I was going to send 575 a month to get through my list of 1725 meaning I would mail them every 3 months. His advice was to mail them every month so they won't forget about me. What I decided to do is focus on one county instead of the four that totaled to 1725. That county's list is a little over 500 mailings a month and I will mail them every month until I start to exhaust that list then pull again in that county or pull a list from another county. That depends on numbers and finances when I cross that bridge. Maybe you can choose a city or a few that you think would produce good cash flow and start there? Also, I will be hand writing my mail and working on a budget until I get a steady cash flow. I haven't started yet so I can't tell you how that has worked but Devan got 42 deals in just 12 months with direct mail so I don't plan on reinventing the wheel just yet. Best of luck! Akialah.
