Advice for first direct mail campaign...

Hey BP, I'm currently setting up my first direct mail campaign, and just want to make sure I'm not missing anything! Im looking to target a high equity owner-occupied 65+ list. My current criteria is as follows: • Top 10 zip codes for investor activity in my market (San Antonio, pulled from listsource.com) • Equity over 50% • Last market sale date between 1950-1995 • Age 65+ Is there anything you would add or change to this? Or would you target another list, such as absentee-owned? Any advice would be greatly appreciated!
