Investing in Detroit has its ups and downs..... I have experienced both the ups and the downs in my experience. Its better to get a feel for the neighborhoods and come down to the City and Check it out. Get a feel for the different neighborhoods and what makes them all unique in their own way. Im still doing Residential buy hold and Flips and just this year I got moire in the industrial side of the business so its been a game changer working with the Upper executive clients and Govt. authorities but id still be happy to show you around and the deals come and go all the time. You just have to be ready when the right comes and don't think too long on it..... shoot me a Message if youre interested in linking up.

The neighborhoods you are focused on purchasing in are considered to be the biggest factor in this equation.If you're Purchasing in Proper Detroit than an appraisal will just be a piece of paper, you will also need to see and get a feel for the neighborhoods and the surrounding areas.  If youre purchasing in the suburbs of Detroit than an appraisal is well worth it. My family and I have been in the Detroit Market Buying and Selling for over 50 years now and id be more than happy to connect and help.

@Jay Hinrichs I’ve been on the same boat as you. Using a Toyota Camry then my Moms hand me down Honda Odyssey. Now that we got some positive Cashflow going in the Detroit Market. I finally ordered a truck the F-250 powerstroke Downstroke through the X plan after 450k miles on the Toyota. Can’t wait to retire!!!

Toyota Camry in the Streets of Detroit,,,,, now Im upgrading to a diesel Powerstroke king ranch since its getting cold and the Roads are just ridiculous here in Michigan

1.  Evictions have been suspended and postponed until further notice..........

2. Everyone that was getting foreclosed on for delinquent taxes have been given a pass and Foreclosure proceedings have been postponed until further notice.......

3.  All properties that had delinquent utility bills such as water and energy have also received a pass and water has been turned on where it was off due to non payment. 

4. The courts are closed to public access until the first week of April for any Foreclosure auctions.

5. Register of deeds is closed until March 27th so if you have a deal or 2 or 4 in escrow it is very likely they will not be able to close until after March 27th. 

6. Senior citizens are calling the "SELL YOUR HOUSE FAST" billboards off the chain.........(we are limiting appointments and scheduling 2 weeks from now)

 Too many investors and money management tied up around the world for one individual or party to eliminate the advantages of the 1031 exchange. Many great opportunities in real estate for positive cash flow which is why we invest in real estate in the first place. I don’t think this will go far by any means. 

What makes America great is what America was founded on and it’s also the land of the opportunity and home of the brave. To say that we’ll be eliminating the 1031 exchange and all of the tax benefits offered to real estate developers and professionals is just absurd. I don’t think that will Take place. 
that’s like the same thing as one world Currency which is also absurd.

All depends on the seller, if it's a traditional MLS sale then offer first.

For sale by owner and Off market distressed is great to show up and work the deal and negotiate everything that comes with the house 😉

 A social/ recreational club Is what’s ideal....  For Labeling it a “smoke lounge” there will be a ton of obstacles that would cost a pretty penny and bring a ton of regulations with it. 

Since it’s legal for recreational use many companies or groups have been selling tee shirts that come with a “Free Gift” which is a bag of weed and depending on your t shirt price determines the quantity/ quality.   In fact the local news has even promoted these businesses and entrepreneurs. A Licensed Medical Dispensary is also a great and upcoming business which is actually worth paying the obstacles and regulations and setting up shop. 

Depending on how much time and effort is devoted to it along with the setup will determine how active or passive it will be.
